3. Service Description
Haldren provides property rental facilitation services including:
- Property matching and viewing coordination
- Rental agreement preparation and documentation assistance
- Move-in coordination and property orientation
- Ongoing tenant support during the rental period
We act as a facilitator between property owners and prospective tenants. Rental agreements are established directly between tenants and property owners.
4. Eligibility and User Accounts
To use our services, you must:
- Be at least 18 years of age
- Have legal capacity to enter into binding contracts
- Provide accurate and complete information during registration
- Maintain the confidentiality of any account credentials
You are responsible for all activities conducted through your account and must notify us immediately of any unauthorized use.
5. User Responsibilities
5.1 Information Accuracy
You agree to provide truthful, accurate, and complete information about your rental requirements, financial situation, and identification documents.
5.2 Property Viewings
During property viewings, you agree to:
- Arrive at scheduled times or provide advance notice of cancellation
- Treat properties with respect and care
- Not damage property or remove items
- Follow safety guidelines and building regulations
5.3 Prohibited Activities
You may not:
- Provide false information or misrepresent your identity
- Use our services for illegal purposes
- Attempt to circumvent our facilitation service to contact property owners directly during the viewing process
- Harass staff or property owners
- Use our website to distribute spam or malicious content
6. Rental Agreements
Rental agreements are contracts between tenants and property owners. Haldren facilitates the documentation process but is not a party to these agreements.
6.1 Lease Terms
Lease terms, including rental amounts, security deposits, and tenancy duration, are agreed upon between tenants and property owners. We provide documentation assistance but do not determine these terms.
6.2 Compliance
All rental agreements must comply with Malaysian property and tenancy laws. Tenants are responsible for understanding their rights and obligations under these agreements.
7. Payment Terms
7.1 Service Fees
Our facilitation services may involve fees, which will be clearly communicated during the consultation process. Payment terms and methods will be specified in our service agreement.
7.2 Rental Payments
Rental payments, security deposits, and other property-related fees are paid directly to property owners or their designated management companies according to lease terms.
7.3 Currency
All fees and rental amounts are in Malaysian Ringgit (RM) unless otherwise specified.
8. Intellectual Property
All content on our website, including text, graphics, logos, images, and software, is the property of Haldren or its content suppliers and is protected by Malaysian and international copyright laws.
You may view and print content for personal use but may not reproduce, distribute, or create derivative works without our written permission.
9. Disclaimers and Limitations
9.1 Service Availability
We strive to maintain service availability but do not guarantee uninterrupted access to our website or services. We may suspend services for maintenance or technical issues.

- Future property value or rental market conditions
10. Limitation of Liability
To the maximum extent permitted by Malaysian law:
- Haldren is not liable for disputes between tenants and property owners
- We are not responsible for property condition issues or maintenance problems arising after lease commencement
- Our liability for any damages is limited to the amount of service fees paid
- We are not liable for indirect, consequential, or punitive damages
This limitation does not affect rights that cannot be excluded under Malaysian consumer protection laws.
11. Indemnification
You agree to indemnify and hold harmless Haldren, its employees, and representatives from any claims, damages, or expenses arising from your use of our services, violation of these terms, or infringement of any rights of third parties.
12. Termination
We may terminate or suspend your access to our services if you:

- Provide false or misleading information
- Engage in fraudulent or illegal activities
- Harass our staff or property owners
You may discontinue use of our services at any time. Obligations under active rental agreements continue according to lease terms.
13. Dispute Resolution

These Terms and Conditions are governed by the laws of Malaysia. Any disputes shall be subject to the exclusive jurisdiction of the courts in Johor Bahru, Malaysia.
13.2 Informal Resolution
Before initiating formal legal proceedings, parties agree to attempt informal resolution through good faith negotiation.
13.3 Arbitration
If informal resolution fails, disputes may be submitted to arbitration under the Arbitration Act 2005 of Malaysia.
14. General Provisions
